Retail Boost For Brechin
Two retail units have been successfully let by Angus Council at the recently completed Townscape Heritage Initiative (THI) project at 45 and 47 High Street Brechin. The ground floor shop units and first floor flat were acquired by the council with funding awarded by the Scottish Government through the Town Centre Regeneration Fund. Refurbishment works were jointly funded by the Heritage Lottery Fund, Historic Scotland, and Angus Council.
The building had previously been earmarked as one of the priority projects located in Brechin’s High Street because of its poor condition and prominent location in the central conservation area. The category B listed building was on the Scottish Civic Trust’s Building’s At Risk register and was in a poor and semi derelict state prior to the refurbishment works.
Comprehensive building works included the full stabilisation of the building, roof repairs and full re- roofing in slate, replacement of the stone window sills and lintols using local second hand sandstone, repointing in lime mortar, timber preservation works, new timber sash and case windows and cast iron rainwater goods. The ground floor shop unit has been converted back into two retail units as it would have been historically. The shop units were completely refitted internally and were marketed to let by the council. The tenants took possession of the shop units on 8 October.
THI chairman Bob Myles said: “The refurbishment of these shop units with grant funding from the THI illustrates how the THI is helping to kick start the economic regeneration of the High Street of Brechin. Demand for the two units was strong, so it’s been encouraging to see so many small businesses keen to invest in the High Street in the current economic climate. Both businesses are new start-ups and initial reaction to their presence has been very positive.”
Andy Black of Blacks Decorators, one of the new tenants, said: "We are delighted to be taking new space from the council on the High Street, as its location is ideal and the size of the property was not available elsewhere in the town. We really hope to make a genuine contribution to the success of Brechin's High Street."
The other new tenants, Tracy Collins, proprietor of Alexina Vintage commented: “I am very excited about this project. We are very keen to promote recycling and lowering our carbon footprints and we want to offer a competitive alternative to the throw away fashion of cheap clothing. Hopefully this will save some of our customers the need to travel to Dundee or Aberdeen to shop for these goods.”
