Gas safety

Landlords must comply with Gas Safety Regulations, and make sure annual gas safety checks are done by a Gas Safe Register certified installer.

Landlords must keep a record of gas safety checks for at least two years. A copy of the safety check must be given to the existing tenant within 28 days of the check, or to new tenants before they move in.

Landlords must make sure gas equipment is safe or removed before letting to a new tenant.

Electrical Safety

Landlords must make sure electrical systems and appliances in their rental property are fit for purpose and safe to use. Best practice is to carry out a Periodic Inspection Report (PIR) every three years and a Portable Appliance Test (PAT) yearly.

Fire safety

The Scottish Fire and Rescue Service offer free home fire safety visits.
